MPI are seeking on behalf of our client a Building Surveyor required to be based in Belfast
This is a 6 month contract with immediate start subject to clearance checks
Rate of Pay - Umbrella PAYE £22.44 per hour, all hours worked (days)
Description:
To provide a professional Maintenance Officer service for the Education Authority for minor capital works, condition surveys and maintenance works programmes.
The post holder has the following service-specific responsibilities:
To carry out regular inspections of properties in relation to a maintenance programme and where necessary in response to requests for routine maintenance.
To assist in the preparation of a maintenance programme.
To prepare written reports and estimates of costs.
To prepare Condition Reports on all Buildings and Grounds/Mechanical and Electrical elements of the Authority’s property holdings at regular intervals.
To prepare specifications, tender documents, etc and seek tenders for all aspects of maintenance and minor improvement works.
To issue Works Orders via the Authority's computerised Estate Management System as required.
To certify accounts for payments. To allocate, supervise, and certify invoices for work carried out under the Authority’s Term Service Contracts as required.
To inspect work in progress and correspond with contractors in relation to defects in works or materials.
To plan, record and monitor expenditure within an approved budget.
To ensure that all aspects of Health and Safety requirements are complied with by Contractors in relation to workmen, property occupants and the general public.
To attend court where necessary in relation to claims against the Authority under the Health and Safety at Work Act and other related issues.
To co-operate as required in the introduction, development and operation of any Information Technology and Health and Safety legislation relevant to the post.
To provide practical guidance and assistance to schools/colleges on all Building and Grounds/Mechanical and Electrical maintenance matters as required.
To supervise and manage technicians.
OTHER DUTIES
Comply with EA policies and procedures in relation to the duties and responsibilities of the post;
Any such other duties that the EA may from time to time require.
Have a working knowledge of relevant Health & Safety regulations in relation to Building Maintenance. Experience as a CDM co-ordinator would be advantageous.
Have experience in liaising with and reviewing the work of contractors.
Have experience of surveying buildings, preparing maintenance programmes, preparing specifications and procuring contracts to the required legal standards.
Have experience of working with a wide range of professionals and experience of participating in multi-disciplinary teams.
Have experience of effectively managing and monitoring staff in multiple locations.
Have experience in the use of ICT in the context of estates management information systems. A qualification in AutoCAD would be advantageous.
Demonstrate the technical ability and knowledge to carry out the duties of the post in an effective and efficient manner;
Demonstrate a broad working knowledge of Building Maintenance issues with sound management techniques and strategies to problem solve and use own initiative;
Demonstrate good communication skills and high level inter-personal skills;
Demonstrate the ability to contribute as an effective member of a team
Essential Criteria
Have a HNC / HND or equivalent in building studies or other relevant discipline with a minimum 2 years’ post qualified experience in a building maintenance related discipline or a minimum of 3 years’ post qualified experience in a building construction related discipline.
OR
Have an ONC or equivalent in Building Studies or other relevant discipline with a minimum of 4 years’ post-qualified experience in a building maintenance related discipline or a minimum of 3 years’ post qualified experience in a building construction related discipline.
OR
Have a minimum of 5 years’ experience in a Building Maintenance or an Estates Management role in the education sector.
